If you’ve worked in real estate long enough, you know summer has a personality of its own. Everyone wants to move before school starts. Calendars fill up fast. Buyers are trying to squeeze closings in between vacations, and suddenly every lender, attorney, agent, inspector, and moving company in town is running at full speed.
It’s exciting, but it can also get chaotic quickly.
The truth is, most closing delays we see during the summer aren’t massive legal disasters. Usually, it’s a handful of small issues that snowball because nobody had time to slow down and catch them early.
Here are a few things Realtors can do now to help transactions stay on track during the busiest part of the year.
Open Title Early
This is probably the easiest one, and honestly, one of the most important. The sooner title work gets started, the better chance everyone has of avoiding surprises right before closing. Sometimes issues pop up that nobody expected. An unreleased lien. An old deed problem. Probate paperwork that was never fully handled.
Most of these things can be fixed. They just take time.
Opening title early gives everyone breathing room instead of trying to solve problems 48 hours before closing day.
Double Check How Names Appear on the Contract
This sounds minor until it isn’t. A missing suffix, a maiden name, a typo, or even using “Mike” instead of “Michael” can create unnecessary headaches later when documents have to match legal identification exactly.
It’s one of those little details that feels easy to overlook in a fast-moving transaction, especially during summer, but catching it upfront saves time for everyone involved.
Remind Buyers About Wire Fraud. Again.
Even if you think they already know. Unfortunately, wire fraud becomes more common during busy real estate seasons, and scammers have gotten incredibly convincing. Buyers are overwhelmed already, which makes it easier for fraudulent emails to slip through unnoticed.
We always encourage clients to pause before wiring funds and verbally confirm instructions directly with the closing office using a trusted phone number.

HOA Documents Can Quietly Delay Everything
HOAs have their own timelines, and during summer, those timelines sometimes stretch even longer. If the property has an HOA or condo association involved, it helps to request documents as early as possible rather than assuming they’ll come in quickly. Waiting until the final week before closing can create unnecessary stress for buyers and sellers alike.
Ask About Vacation Plans Early in the Process
Summer scheduling gets complicated fast. We’ve had buyers signing documents from beach houses, sellers answering emails from airport terminals, and everyone trying to coordinate around family trips and holiday weekends. Sometimes those situations work out perfectly. Sometimes they create delays nobody anticipated.
Either way, it helps to have those conversations early so there’s time to prepare if remote signing or special arrangements are needed.
