What Really Happens on Closing Day

A Step-by-Step Guide to Make Yours Smooth and Stress-Free

For buyers and sellers alike, closing day is the finish line — the moment months of planning, negotiating, and paperwork finally come together. But for many, it’s also a bit of a mystery. What actually happens between walking into the office and walking out with keys in hand?

At Miller & Associates, we believe the more you know, the more you can relax and enjoy the process. Here’s a behind-the-scenes look at what you can expect when you close with us.

Step 1: Arrive With a Smile (and Your ID)

Your closing day starts with a warm welcome from our team. We’ll get you checked in, offer you something from our snack selection (because closings are better with treats), and yes — we’ll ask to see your photo ID. This is a legal requirement and helps confirm that all parties are exactly who they say they are.

Step 2: Meet Your Closing Attorney

Whether you’ve worked with them before or are meeting them for the first time, your closing attorney will guide you through the process. Their job is to make sure every document is correct, explain anything you’re signing, and answer your questions along the way.

Step 3: Review and Sign the Paperwork

This is the “official” part. Buyers will sign loan documents, title documents, and disclosures. Sellers will sign the paperwork needed to transfer ownership. Don’t worry — your attorney will walk you through each page so you feel confident about every signature.

Step 4: Exchange Funds

If you’re buying, you’ll have already wired your funds securely (we send instructions well before closing day). Sellers will receive their proceeds by wire or check once everything is finalized.

Step 5: Hand Over the Keys

Once the documents are signed and funds have cleared, it’s time for the best part — handing over the keys! For buyers, this is when your new home officially becomes yours. For sellers, it’s the moment your part of the deal is complete.

Step 6: Snap a Celebration Photo

Closing is a big deal, and we love to mark the occasion. We have fun, photo-ready closing signs so you can capture the moment and share it with friends and family. We can even pop some bubbly if you’d like.

Step 7: Celebrate — and Stay in Touch

We’re here to make closing day special, but our commitment to you doesn’t end when you walk out the door. If you have questions after the transaction is complete, we’re just a phone call away.

Final Tip: The best closings happen when everyone feels informed, prepared, and supported. Our goal is to keep the process smooth so you can focus on what really matters — celebrating a fresh start.
